The process can go something like this.
You see a foreclosed home and expect to make a lowball offer and get it. ooops. Doesn’t work that way. You see the bank has had an appraisal (or at least a Broker’s Opinion of Value) and this has been done with the understanding that the price suggested would allow for a sale in a short period of time. So, the bank has set the price at or near the broker’s suggested price. Now, your low offer is a problem for the bank officer reviewing your lowball offer. You see, he has to answer to his boss and the bank stockholders and explain why he took a offer lower than the appraisal. So.. your low offer is not going to be accepted. Instead, he or the listing agent is going to use it to get someone else to make an offer at or above yours and closer to the listing price. Maybe, they can even get a bidding war started. You get the point.
Ah.. but what happens if you finally get to the point where a price IS agreed upon?. Now the real fun starts… you’ll get a slew of addendums to sign…. NO CHANGES ALLOWED. You’ll have to agree to the “Seller will not have to fix anything” addendum, the “There might be mold, but the seller could give a crap” addendum and the “$100 per day penalty if you don’t close by tomorrow” addendum to name just a few of the papers that will be thrust in front of you for immediate (or “we’ll sell the house to someone else”) signature. Now, you are prepared to start the real foreclosure buying process! OK then, If you’re ready to go through this process, you might possibly get a great deal.
